2. Services Offered:

Property Guardians provides property management services in select locations in Bangalore, currently focused on Whitefield. Our services include:

• Tenant Placement and Rent Collection.

• Comprehensive Property Maintenance and Repairs

• Property Insurance Planning.

• Sustainable Property Management.

• Senior Citizen Property Management.

Services not included: Document handling/secure storage, handling tenant disputes and evictions, detailed tenant screening process.

3. Client Obligations:

• Property owners must provide accurate and complete information about their property.

• Property owners are responsible for maintaining adequate property insurance.

• Property owners agree to promptly pay the Property Guardians for approved maintenance and repair expenses.

• Property owners agree to abide by the terms set out in any property management agreement that is signed between both parties.

4. Fees and Payment:

• Our fee structure will be clearly outlined in the property management agreement.

• Payments are due as specified in the agreement.

• Late payments may incur penalties as outlined in the property management agreement.

5. Property Maintenance and Repairs:

• Property Guardians will coordinate maintenance and repairs as authorized by the property owner.

• We will use reasonable efforts to select qualified vendors and contractors.

• We are not responsible for damages resulting from vendor or contractor negligence, but will assist in resolving any issues.

• Small repairs or tasks that are not part of comprehensive handling are not included in our services.

7. Property Insurance:

• We will provide guidance on appropriate property insurance coverage.

• Property owners are responsible for obtaining and maintaining adequate insurance.

• We are not responsible for any insurance claims or denials.

8. Sustainable Property Management:

• We will suggest eco-friendly practices as agreed upon with the property owner wherever applicable

10. Limitation of Liability:

• Property Guardians will not be liable for any indirect, incidental, or consequential damages arising from the use of our services.

• Our liability is limited to the amount of fees paid by the client.

• We are not responsible for tenant disputes or evictions.

11. Intellectual Property:

• All content on this Website, including text, graphics, and logos, is the property of Property Guardians and is protected by copyright laws.
